If you live in Emory, Point or anywhere around Lake Tawakoni in Rains County, you've probably wondered what a new manufactured home really costs in Northeast Texas right now. The quickest way to get a feel for it is to look at real listed prices. Henly Homes, a family-owned dealership in neighboring Hopkins County, posts prices on the homes it features at its Sulphur Springs lot. Here's how those prices line up, what drives the differences, and how to compare them fairly.
Henly Homes lists prices on the homes featured on its website. Right now they run from under $60K to over $370K:
Those prices are as listed on the Henly Homes site at the time of writing. Prices and availability can change, so confirm the current number with the office.
Size is the obvious driver, but it isn't the only one. Look at price per square foot and the spread gets clearer.
The two TRU Homes models work out to roughly $54–$56 per square foot. They're straightforward, efficient layouts, and the Glory is a single-section home that fits narrower lots.
The Aimon C 4BR and The Bostick land in the low $100s per square foot. You get four bedrooms and well over 2,000 sq ft, in long multi-section layouts.
The Woodside C and The Old Hay Barn come in higher, roughly $134 and $151 per square foot. Both are wide, 45- to 47-foot designs, and The Old Hay Barn is the largest home on the list. Wider footprints and design features tend to cost more, and you see it in the price.
None of that makes one home a better deal than another. It means you should compare homes of similar size and style, not just the bottom-line number.
A lower sticker price can cost more in the end if delivery, setup or site work is extra. When you compare any two homes, from Henly Homes or anyone else, ask for a written quote and check what it covers.
A few things Henly Homes says set its price apart: the dealership has its own construction company for pads, utilities, land clearing, driveways and setup, handles service and warranty in-house, and offers a lifetime warranty on every new home at no cost. Henly Homes describes its approach as "honest pricing" and says its homes are "priced below competitors, deliberately." Ask the team to walk you through what's in the quote for your Rains County site.
For most buyers, the monthly payment matters as much as the price. Henly Homes says it works with multiple lenders who specialize in manufactured home financing, with options for every budget and credit situation. Start on the financing page to see what's available. Rates and terms depend on the lender and your situation, so compare offers before you commit.
In Texas, manufactured home retailers and installers are licensed by the Manufactured Housing Division of the Texas Department of Housing and Community Affairs (TDHCA). The division's website covers licensing, ownership records and consumer complaints, and its license search lets you look up any retailer. Henly Homes' TDHCA license number is #35268. HUD's homeowner resources also explain why installation and warranty coverage matter as much as the price.
Henly Homes has been family-owned since 2000 and has more than 26 years of Texas homes behind it. It works with 12 builder partners and serves Northeast Texas, including Hopkins and Hunt Counties, which both border Rains County. The buying process page lays out each step, and the About Us page tells the family's story.
