If you're shopping for a manufactured or modular home in Sulphur Springs or anywhere in Hopkins County, the sticker price is only part of the picture. What really matters is what happens between "I'll take it" and the day you move in: the pad, utilities, driveway, setup and who you call when something needs fixing. Here's how Henly Homes handles those pieces, and a checklist of what to ask any dealer in Northeast Texas to put in writing before you sign.
Getting a home ready to live in can involve a lot of different people: someone to clear and level the land, someone for the pad, someone for utilities and the driveway, and someone to set the home. When those jobs are split among separate outside companies, the buyer can end up coordinating them.
Henly Homes, based in Sulphur Springs and family-owned since 2000, runs its own construction company. Their crew handles the jobs that usually cause the most delays and surprises:
Service and warranty work is also handled in-house. That means the people who set your home are part of the same company that answers when you have a question months later. Whether you're building in Sulphur Springs, out toward Paris or Greenville, or elsewhere in Hopkins County or Hunt County, you're dealing with one team instead of several.
Every job and every piece of land is different, so the exact scope of site work for your property should be spelled out in your quote. Ask the Henly team to walk through your land and list which of these items are part of your price.
Henly Homes includes a lifetime warranty on every new home at no cost to the buyer. You can read how it works on their lifetime warranty page, and the team can give you the full terms in writing before you buy.
That's on top of the warranties Texas law already requires. According to the Texas Department of Housing and Community Affairs (TDHCA), the manufacturer's warranty on a new manufactured home lasts until at least the first anniversary of installation at the homesite, and the retailer's warranty on a new HUD-code home runs until the first anniversary of installation or closing, whichever is later. Installers also warrant their work for defects reported in writing within two years. You can read the details on TDHCA's consumer protection FAQ.
Henly Homes says it keeps its pricing honest and sets its prices below competitors on purpose. You can browse homes and listed prices on their site, and the team will walk you through estimated monthly payments with the financing options they offer through several manufactured home lenders.
The family has been selling homes in Texas for more than 26 years and carries homes from 12 builder partners, including Cavco, Champion, Clayton, Deer Valley, Sunshine Homes and TRU. That range makes it easier to compare floor plans and prices side by side in one place.
Whether you buy from Henly or someone else, a written quote protects you. Before you sign anything, ask for these in writing:
What the price includes. Delivery, setup, pads, utility hookups, driveways, skirting, steps and A/C all cost money. Get a line-by-line answer on which are included and which are extra.
Who does the site work and setup. Is it the dealer's own crew or a subcontractor? TDHCA notes that on new homes the retailer is responsible for the installation even if the installation is subcontracted. Still, it helps to know who will actually be on your land.
Licenses. In Texas, retailers and installers must be licensed and bonded with TDHCA's Manufactured Housing Division, and retailers that sell new manufactured homes must also be licensed as installers. TDHCA says retailer and salesperson licenses should be displayed where you can see them. Henly Homes holds TDHCA License #35268. For more on licensing, see TDHCA's licensing FAQ.
Every warranty, with its length. Ask for the manufacturer, retailer and installer warranties, plus any extra warranty the dealer offers, and find out who you call for service.
The timeline. Ask when the home will be delivered, when site work starts, and what could cause a delay.
Your payment and financing terms. Get the down payment, the estimated monthly payment and the lender's name on paper, not just a verbal estimate. Henly's buying process page walks through each step.
If a dealer won't put these answers in writing, treat that as a warning sign.
Customers give Henly Homes 4.8 out of 5 stars across more than 145 Google ratings, and one reviewer wrote that "It's clear this team takes pride in their work and in serving their customers."
